Just figured out my subs were dragging my whole schedule, and it took a 6 day rain delay in Omaha to see it
I have been running my own small outfit for 4 years now. Mostly decks, a few small additions. For most of that time I would hold back the framing crew until the foundation guy was 100 percent done, thinking I was keeping things clean. Turns out I was just burning days.
We got 6 days of rain in Omaha back in March on a garage job. I was stuck. Foundation guy had poured and left. Framers were sitting at home. So I said screw it, bring them in and let them start laying out on the slab while the concrete cured. They were slow but they got the sill plate and layout done. When the sun came back we were 2 days ahead of where I thought we would be.
I went back and looked at my old schedules. Every job I was stacking trades end to end like dominoes when I could have been overlapping them. On a 3 week job I was losing 4 or 5 days just waiting for people to pack up before the next guy drove in.
I called my foundation guy Mike and asked him straight up, does it bug you if the framers show up while you are still cleaning up. He laughed and said nobody ever asked him that before, he did not care as long as nobody parks in his way.
So now I am trying to figure out where else I do this. Electricians and drywall, plumbers and tile. Any of you run overlap like this on small res jobs, or does it always turn into a mess with two crews in each other's way?
Mike might not care but your concrete guy probably will if framers are walking the slab before it hits 7 days. Concrete needs that cure time or you get hairline cracks where the sill plate sits.
