Just read that a basic 10x12 backyard studio can add over $20k to a home's value in my area. Found it in a local real estate report.

Add over $20k to a home's value" is a bit misleading. That's just an estimate based on averages and local comps. The actual value it adds depends entirely on what a specific buyer is willing to pay.

Totally agree with @max631, those generic estimates are basically useless. We put in a really nice patio last year and every site said it would add like 15k. When we sold, the appraiser barely even looked at it and the buyers just saw it as a nice bonus, not a value add. It's all about finding that one person who actually wants the thing you did.
