My uncle told me in 2019 to stop renting and buy a duplex in Cleveland, and I ignored him for 3 years
He kept saying the numbers on a $95k duplex near Ohio City would work even if I lived in one unit, but I was 24 and scared of a mortgage. I finally bought a similar place in 2022 for $140k and my tenant's rent covers $850 of my $1,100 payment, so he was completely right and I wasted a ton of money waiting. What advice did you blow off that you wish you had just taken right away?
