The 60-foot oak that looked like a bush until the neighbor cut his fence line

Two springs ago a new neighbor cleared his back property line and suddenly my view of that leaning red oak went from a fat green blob to a clear picture of the split crotch and hollow base that's been hiding for 15 years, so now I'm wondering if anyone else has had a client's fence or hedge removal expose a tree hazard you never saw coming?
